We want our residents to feel at home—and that starts with a smooth and fair application process. Below you’ll find the basic qualifications we use when reviewing rental applications. These help us ensure a good fit for our properties and a positive living experience for everyone. Rental Qualification Criteria
We are committed to providing safe, fair, and well-maintained housing. All rental applications are evaluated using consistent screening criteria. Meeting the minimum qualifications below does not guarantee approval but improves the likelihood of acceptance. We review all applications holistically and on a case-by-case basis.
Credit History
- Minimum credit score: 580
- Preferred: 600 or higher
- Significant delinquencies, collections, or charge-offs may affect eligibility, especially housing-related debts.
Income & Employment
- Minimum gross monthly income: 2.5x rent
- Preferred: 3x or more
- Income must be verifiable (e.g., pay stubs, tax returns, benefits statements)
Rental History
- At least 12 months of verifiable rental history
- No major lease violations, unpaid rent, or property damage
- First-time renters may require a co-signer or higher deposit
Criminal Background
We review criminal history in accordance with HUD guidance to ensure fairness:
- No automatic exclusions based solely on conviction type
- Convictions for violent crimes, sexual offenses, or serious drug-related offenses (excluding marijuana) may result in denial
- All records are reviewed case by case, considering nature, severity, and time since the offense
Eviction History
- No evictions within the past 5 years
- Older cases may be considered based on surrounding circumstances
Bankruptcy
- Bankruptcies must have been discharged at least 3 years ago
